Increased system efficiency by 40% for St Luke’s Hospice

THE CLIENT

We’re very proud to support one of Devon’s best-loved charities, St Luke’s Hospice in a number of different ways. Through working with St Luke’s, we know they face an annual challenge to raise millions of pounds to fund their highly respected end of life care services. Naturally, we were keen to support them again when the time came to evaluate replacing the existing gas boilers and improving heating efficiency across their main site.

THE CHALLENGE

The existing gas boilers at St Luke’s Hospice were installed when the original building was constructed in 1988. Successive extensions and additions in passing years meant not only the boiler plant required updating but the entire plant room equipment.

The existing gas boilers were inefficient – poor hydraulic design and controls meant heat was being vented continuously up the flue stacks

The Building Management System was outdated and some controls were no longer operational.

Maintenance costs were starting to escalate as the boilers approached the end of their service life

Due to continual operation of the care facility, the installation timescale was very tight – minimal disruption to patients was an overriding requirement

THE SOLUTION

After careful consideration of the options available to St Luke’s Hospice, our consultant engineers specified the following solution to increase system efficiency and reduce costs:

Installation of 3 condensing gas boilers each of different output capacity. Boilers of different heat outputs provide heat output modulation of 21-465kW

Multiple boilers were installed to ensure redundancy and increase security of heat supply

An accumulator tank was installed to reduce boiler cycling – ultimately increasing boiler lifespan and reducing gas consumption

The pipework was re-configured to allow individual time and temperature control to each zone of the heating system – increasing comfort and only heating rooms as required

The existing BMS was removed and Minibems was installed as the solution to provide monitoring and controls of the heating system. Energy costs would be reduced from increased boiler       combustion efficiency, management of system temperatures dependant on demand and outside weather conditions and variable speed pump control

To reflect the expected reduced demand for both gas and electricity the utility supply contracts were renegotiated

THE RESULTS

Increased system efficiency has reduced gas consumption in the region of 40%

Maintenance costs have been significantly reduced, heat supply security has been increased and 24hr monitoring system gives early warning via email to any problems

New utility contracts saved £3,500 per annum in addition to the reduced gas consumption
